I've heard from hundreds of rent-to-own would be buyers and investors who were putting $20,000 down and made all of the payments only to later get rejected for a purchase mortgage loan because of faulty contracts and/or worse having the lender to ignore their down payments, refuse to allow rent-credits towards their purchase and deny them debt-to-income credits or equity-build up from all of the payments they've made to the sellers!
Sickened by all of these horror stories... I locked myself in my office, determined not to come out until I found better alternative for these would be homebuyers. For weeks the lights stayed on. My wife would slide dinner in and quickly shut the door.
