Most Lease Purchase or Rent with Option to Buy transactions are not so obvious to most banks and/or mortgage lenders. When the renters apply for a purchase mortgage loan often they are treated just like the renters they are -thus having to show and prove income down payment and at least a "GOOD CREDIT" Plus FICO SCORE".

It is simplicity itself for the underwriting geniuses to ferret out and reject these loan applications.

I've heard from hundreds of rent-to-own would be buyers and investors who were putting $20,000 down and made all of the payments only to later get rejected for a purchase mortgage loan because of faulty contracts and/or worse having the lender to ignore their down payments, refuse to allow rent-credits towards their purchase and deny them debt-to-income credits or equity-build up from all of the payments they've made to the sellers!
